New Farmhouse

Near Pocklington.

Our clients had the opportunity to knock down and start again! The almost derelict farmhouse was demolished and all the usable building materials like bricks kept for re-use on the new garden walls.
The new five bedroom house located on the family farm reflects the footprint of the original to conform to the planning application although it was built higher out of the ground to comply with the Environment Agency's requirements.

The timber framed house was designed to comply with the Code for Sustainable Homes at Level 4. This means that the wall construction, roof and floor construction provide a very high level of insulation. An innovative concrete slab was used called Insulslab that incorporated metal fibres in the composition to minimise the depth of concrete and an increased insulation level obtained through an insulated waffle construction. Triple glazed windows were installed throughout and a natural ventilation system called passivent that delivers fresh air to all the rooms via a small ceiling vent, without any electrically operated fans this saving electricity over the lifetime of the building.  The interior design of the house was based on using minimal oak detailing for all the joinery and fittings and feature solid oak staircase all made by a local joinery company. The house is heated by a Biomass Boiler using wood pellets as the fuel this gives the house a low carbon footprint. The house has underfloor heating throughout the ground floor and conventional radiators. The boiler is in a separate building in the grounds.
